How PropScored finds sellers

PropScored sources from live public distress records — pre-foreclosure filings, tax delinquency notices, expired MLS listings, divorce proceedings. These are documented financial events recorded at the county level as they happen. The homeowner isn't predicted to sell. They have a concrete, filed reason they may need to.

A homeowner who has received a formal foreclosure notice is not a statistical signal. They're a fact. The urgency is real, documented, and time-bound. That changes every part of the conversation.

The exclusivity difference

SmartZip no longer offers territory exclusivity. Multiple agents can subscribe to the same area and receive leads from the same pool. By the time you call a SmartZip lead, other agents may already have. PropScored assigns zip codes exclusively — one subscriber per zip, no exceptions. If you hold Atlanta's 30309, no other PropScored agent receives a lead from that territory.

Annual contracts vs. month-to-month

SmartZip requires an annual commitment. PropScored is month-to-month after your pilot. The model only works if the leads work — locking agents into a year-long contract for a product built on predictions is not a bet worth making when the alternative is month-to-month with live distressed data.
