Head-to-Head Comparison

PropScored vs. REDX —
off-market distress
vs. yesterday's listings.

REDX is one of the best-known prospecting tools in real estate, and it's genuinely good at what it does. But what it does is work homes that already hit the market. PropScored sources distress before a home is listed — and confirms who actually owns it against the live county record.

What REDX does well

Let's be fair, because it matters for the comparison: REDX has earned its reputation. More than 140,000 agents use it. Its skip tracing is strong — it advertises valid phone numbers for roughly 82% of residential expired listings, among the highest hit rates in the industry — and its Power Dialer is a legitimately good calling tool. If your prospecting strategy is built around calling expired and FSBO listings at volume, REDX is a serious, well-built product.

The question isn't whether REDX works. It's what kind of seller its data can actually reach — and what it can't tell you about that seller before you dial.

The ceiling of expired & FSBO

REDX's core inventory comes from the MLS and listing sites: expired listings, withdrawn listings, for-sale-by-owner ads, with some pre-foreclosure layered on. Every one of those has a common requirement — the home already went on the market. An expired lead is someone who listed and failed to sell. A FSBO is someone actively advertising. That's real motivation, but it's also the most-called list in the business: every agent with a REDX subscription is dialing the same expireds the same morning, because the data isn't exclusive.

It also means an entire universe of motivated sellers is invisible to it — the homeowner who's three payments behind but never listed, the heir who just inherited a property through probate, the owner with a fresh tax lien who hasn't told anyone. Those people never touch the MLS. They only show up in county records.

"By the time a distressed home reaches an expired-listing feed, the owner has already tried the market and failed. PropScored reaches them at the county filing — before the sign ever goes in the yard."

Where PropScored starts instead

PropScored doesn't wait for a home to be listed. It sources live, off-market distress signals directly from public records as they're filed — pre-foreclosure notices, tax delinquency, probate, liens, bankruptcy, divorce — alongside expired and FSBO. That's six-plus documented reasons a homeowner may need to sell, not one, and most of them are events REDX's MLS-based feed can't see at all.

Then every signal is scored. Instead of a raw list to work top to bottom, you get leads ranked by motivation — how many distress signals stack on the same property, how much equity the owner holds, how close a deadline is. You call the person most likely to sell first, not whoever's alphabetically next.

Verified ownership, not just a verified phone

This is the difference most lists gloss over. REDX confirms that a phone number reaches a person — its skip trace is good at that. What it doesn't do is re-check who currently owns the property against the county's own record at the moment the lead is created; its ownership and equity data comes from an aggregated data layer refreshed on a schedule.

PropScored re-verifies each lead against the live county tax assessor record when it finds the property. If ownership recently changed, or the name on the filing was wrong, we catch it and correct the owner before the lead ever reaches you — so you're not calling a phone that's verified to reach the wrong person. Fresh county data, checked per lead, not synced weeks ago.

The honest summary

If you want a high-volume dialer for expired and FSBO listings and you're comfortable working the same shared list as every other agent in your market, REDX is a proven choice. If you want to reach distressed owners before they list, across more signal types, ranked by motivation, with ownership confirmed against the county — that's a different product, and it's what PropScored is built to do.
