Short version. PropScored is a seller-prospecting engine for real estate agents. It sources distressed and motivated homeowners from live public records, scores each for motivation, verifies ownership against county records, and delivers exclusive, contact-ready prospects by ZIP code. The same data engine also supplies tax-debtor leads to tax attorneys and resolution firms, and custom distressed-property data to real estate investors.
Long version. Most real estate lead tools sell a shared, batch-refreshed list you skip-trace and score yourself. PropScored does the opposite: it scrapes county and court records daily across metro Atlanta and Florida, flags eleven distress and intent signals (pre-foreclosure, probate, tax delinquency, divorce, expired listings, liens, bankruptcy, absentee owners, inherited property, and FSBO), verifies current ownership, skip-traces contact information, and hands each agent an exclusive, ranked set of prospects for their ZIP codes. One agent per area, sourced a median of two days from filing.
