What is PropScored?
PropScored is a real estate lead generation service for licensed agents and investors. We identify motivated sellers by scanning 165+ data attributes across public records, MLS data, court filings, and behavioral signals — then verify motivation by reaching out directly before delivering confirmed warm leads to you. You get pre-qualified seller lead cards in your target markets, ready to call.
How do I sign up?
Fill out the form on our homepage with your name, email, brokerage, and target markets. You'll be taken to a secure Stripe checkout to pay the $500 pilot fee. After payment, we'll reach out within 24 hours to confirm your markets and kick off lead delivery.
How quickly will I start receiving leads after signing up?
Expect your first leads within 1–2 weeks of your market confirmation call. The initial batch takes slightly longer because we're setting up your specific market parameters for the first time. Subsequent deliveries follow a monthly cadence.
What information do I need to provide to get started?
Your name, email address, phone number, brokerage (or "investor" if applicable), and your target markets — described as zip codes, city names, or neighborhoods. That's all we need to get started. We'll confirm the details on a quick call after payment.
Can I use PropScored alongside Zillow or other lead sources?
Yes — they serve completely different purposes. Zillow Premier Agent delivers inbound buyer leads who clicked on a listing. PropScored delivers confirmed motivated seller leads in your exclusive zip codes. Many agents run both simultaneously: Zillow for buyer-side pipeline, PropScored for listing inventory. The difference is that PropScored leads have already responded to our outreach — they're not cold names, they're warm conversations. The two don't overlap and don't conflict.

What data sources does PropScored scan?
We pull from county public records, MLS active and failed listings, court and legal filings (liens, bankruptcies, probate), skip-trace databases, and behavioral signals. Each property is scored against 165+ distinct attributes before any outreach begins.
What is the "Realtor-Refined Algorithm"?
The Realtor-Refined Algorithm is the scoring layer of PropScored's full pipeline — not the whole product. PropScored handles every step: data gathering from hundreds of public sources, scoring each property against 165+ Realtor-calibrated attributes, running multi-channel outreach to confirm real motivation, and delivering lead cards with property context and suggested closing approach. The algorithm is what separates the right candidates from the noise — but it's the outreach, qualification, and delivery with insights that make the difference between a list and a lead worth calling.
How do you verify that a lead is actually motivated?
After our algorithm identifies a high-scoring property, we reach out to the owner directly via email, direct mail, and voicemail drop. Only property owners who respond and confirm they're open to a conversation get packaged as lead cards and delivered to you. No response, no delivery — full stop.
What does a lead card include?
Each lead card includes: property address and basic details, owner contact information, motivation level and the signals that triggered the score, a brief summary of our outreach and how the owner responded, and suggested conversation starters tailored to their specific situation.
How do you contact sellers — do you cold call them?
No cold calls. We reach out via email, direct mail (postcards), and ringless voicemail drops — none of which require the seller to answer an unexpected call. Ringless voicemail drops are delivered silently to voicemail without ringing the phone. This approach avoids the TCPA restrictions around unsolicited calls to cell phones and means sellers who respond do so on their own terms. Only confirmed responders get delivered to you.
How are leads delivered to me?
Leads are delivered via email in a structured format. Each lead card arrives as a clean summary you can act on immediately — no dashboard to log into, no spreadsheet to parse. You get the information and the context to make the call.
Is PropScored TCPA and CAN-SPAM compliant?
Yes. Our outreach pipeline is built around compliance from the start. We use three channels: email (CAN-SPAM compliant, with clear identification and opt-out on every message), direct mail (physical postcards — not regulated by TCPA), and ringless voicemail drops (delivered to voicemail without ringing, and not classified as a traditional phone solicitation call). Lead Quality4 questions
How many leads will I receive per month?
Typically 4–8 confirmed leads per market per month. That sounds low until you do the math: most lead gen services deliver 40–60 names per month, of which 2–5 are actually worth your time. We do the filtering first. Every lead you receive has responded to our outreach and confirmed they're open to talking — you're not getting a bigger pile to sort through, you're getting the pile already sorted. Volume scales with market density; high-inventory metros like Atlanta or Tampa tend to generate toward the higher end.
What counts as a "warm lead"?
A property owner who has responded to our outreach and confirmed they're open to a conversation about their property. We reach out via email, direct mail, and voicemail — only confirmed responders get delivered to you. "Warm" means they've acknowledged us and expect to hear from an agent.
What's your conversion rate?
We don't guarantee a conversion rate because conversion depends heavily on how quickly and how well you follow up — that part is yours. What we can say: every lead delivered has responded to direct outreach and confirmed they're open to a conversation. Agents who follow up within 24 hours of delivery consistently report the best outcomes. If you're treating these like a cold list, the results will match. If you're treating them as warm conversations, they will too.
What if a lead turns out not to be motivated after all?
Email us at stephen@propscored.com and we'll note it. Feedback on individual leads helps calibrate the algorithm over time. We don't offer per-lead refunds, but patterns of poor quality will be addressed in your next delivery cycle — and we take them seriously.

What's a realistic ROI expectation?
The pilot is $500, then $750/month if you continue. One listing at median Atlanta prices generates $8,000–$12,000 in gross commission — a single closed deal from a PropScored lead pays for the entire year. We don't promise a specific number of closes, because that depends on your follow-up speed and your market. What we do promise: every lead we deliver has already responded to our outreach. They're not cold names. The math works if you work the leads.
Why is there a $500 pilot fee instead of just starting monthly?
The pilot fee covers the real cost of setting up your market parameters, running the initial scan, doing the outreach, and qualifying your first batch of leads. It also ensures we're working with agents genuinely committed to closing deals. A $500 commitment means you'll actually follow up on the leads we deliver — which makes the whole system work better.
Is the $500 pilot fee refundable?
Work starts the moment you pay — market parameters are set up, scanning begins, and outreach goes out within days. Because of that, the pilot fee covers real costs already in motion and isn't automatically refundable. That said, if you get to the end of your 60-day pilot and feel we didn't hold up our end, email us. We'll review what was delivered and what happened. We don't want agents paying for a service that didn't perform — and if something went wrong on our side, we'll make it right. See our Terms of Service for full details.
Are there per-lead charges or hidden fees?
No. Flat pricing only — $500 for the pilot, $750/month after. No per-lead charges, no setup fees, no upsells, no long-term contracts. The price you see is the price you pay.
What happens at the end of the 60-day pilot?
Your $750/month subscription activates automatically unless you cancel before the trial end date. You'll receive an email reminder at least 7 days before your first charge. No action needed if you want to continue — we'll keep delivering leads on the same schedule.
How do I cancel my subscription?
Email stephen@propscored.com with the subject line "Cancel Subscription" and include your name and the email address you signed up with. We'll confirm cancellation within 1 business day. Cancel at least 3 days before your next renewal date to avoid being charged for that period. Full details in Section 6 of our Terms.
Markets & Targeting7 questions
What if the zip code I want is already claimed by another agent?
You can check real-time zip availability on the Zip Territory Map before signing up. If your target zip is claimed, you can either choose adjacent zips or join the waitlist for that territory — we'll notify you if it opens up. Zips are released back to the pool when an agent cancels, so popular territories do become available.
What states or markets do you cover?
We cover the contiguous United States. Coverage depth varies by market — denser metro areas with stronger public records infrastructure generally yield more leads per month than rural markets. Not sure about your market? Email us and we'll give you an honest estimate before you commit.
Can I change my target markets after signing up?
Yes. Email us with your updated zip codes or cities and we'll apply the change with 48 hours notice. Changes take effect on the next delivery cycle. Your business shifts — your lead targeting should too.
How many zip codes can I target at once?
It depends on your plan. The Standard pilot covers 3–5 zip codes. The Growth plan ($1,200/mo) covers 6–10 zip codes. The Market Leader plan ($1,800/mo) covers 11–20 zip codes. You select your zips at signup and can adjust them anytime by emailing us.
Are my zip codes exclusive to me — or do other agents get the same leads?
Your zips are exclusively yours. Once you select a zip code, it is reserved for you and no other agent on PropScored receives leads from that territory. We only allow one subscriber per zip at a time — this is a core part of the service. You're not competing with anyone else for these leads. If you cancel, your zip codes return to the pool and become available to other agents.
What happens to my zip codes if I cancel?
When your subscription ends, your zip codes are released back to the pool and can be claimed by another agent. If you later resubscribe, you'll need to select your zips again — and if a previously held zip was claimed by someone else in the interim, it will show as unavailable. If you want to secure your territory long-term, the best approach is to stay subscribed or reach out to us before cancelling to discuss a pause instead.
What if there aren't enough properties in my market?
Not every market has the same density of distressed or motivated sellers. For thin markets — small towns, rural areas, or zip codes with very low transaction volume — we'll tell you upfront during the market confirmation call, before you're locked into anything. We'd rather have that conversation early than deliver two leads in 60 days and leave you disappointed. If your selected zips can't support steady flow, we'll recommend adjacent or denser markets nearby where the pipeline will actually produce. We don't want agents subscribing to a territory that can't deliver — it doesn't serve either of us.

Does PropScored work for real estate investors, not just agents?
Absolutely. Our algorithm surfaces motivated sellers regardless of who the end buyer is. Distressed properties, absentee owners, high-equity off-market leads, probate situations — all apply directly to investor deal flow. Many of our best use cases are investors who don't want to cold-call skip-trace lists all day.
What types of motivated sellers does your system identify?
The algorithm surfaces a range of situations that predict seller motivation: financial distress (liens, tax delinquency, pre-foreclosure), life events (divorce filings, probate, estate situations), absentee owners with high equity, failed listings (expired or withdrawn from MLS), and ownership patterns suggesting readiness to sell. The mix varies by market.
