These Terms of Service ("Terms") govern your use of PropScored ("we," "us," "our"), a lead generation service that identifies, qualifies, and delivers motivated seller leads to real estate professionals and investors.
By purchasing the PropScored Pilot Program or a monthly subscription, you agree to these Terms in full. If you do not agree, do not purchase or use our service.

PropScored is a done-for-you lead generation service. Our service includes:
Lead delivery is targeted to the geographic markets (zip codes or cities) you specify at signup. You may request market changes at any time by emailing us with at least 48 hours notice before the next delivery cycle.
What we don't provide: PropScored is not a real estate brokerage, law firm, or financial advisor. We do not provide legal, financial, or investment advice. Our leads are not guaranteed to result in closed transactions. You are responsible for all interactions with leads we deliver.
Zip code territory exclusivity is a core part of the PropScored service. The following terms govern how territories are assigned, maintained, and released.
Each zip code may only be held by one active PropScored subscriber at a time. When you select your zip codes at signup, those territories are reserved exclusively for you. No other agent on PropScored will receive leads from your zip codes for as long as your subscription remains active.
Your leads are your leads. We do not share leads between subscribers. A lead generated from a property in your territory is delivered only to you — never to another agent simultaneously.
Your zip code territories are tied to your active subscription. If your subscription is cancelled, expires due to non-payment, or is otherwise terminated, your territories are released back to the available pool within 24 hours of subscription end. At that point, those zip codes become available for other agents to claim.
You may request changes to your target zip codes at any time by emailing us with at least 48 hours notice before your next delivery cycle. When you remove a zip code from your territory, that zip is immediately released to the pool. When you add a new zip code, it is reserved for you upon confirmation.
If you believe a zip code you are entitled to is being incorrectly marked as unavailable, contact us at stephen@propscored.com. We will investigate and resolve the discrepancy within 1 business day.
The PropScored Pilot Program is a 60-day introductory engagement priced at a one-time fee of $500. The pilot allows you to evaluate our lead quality, process, and fit for your business before committing to an ongoing subscription.
When you complete the $500 pilot payment, we create a Stripe subscription with a 60-day free trial period. This means your card is saved on file but will not be charged for the $750/month subscription until the trial period ends.
You will receive an email reminder at least 7 days before your trial end date. If you do not cancel before the trial ends, the $750/month subscription will activate automatically on the trial end date.
The $500 pilot fee is non-refundable. Work on your account begins immediately after payment — data is pulled, scoring runs, and outreach begins within the first few days. This fee covers that work regardless of outcome.
After the 60-day pilot trial period, PropScored charges $750/month on a recurring basis. Billing occurs on the same day of the month as the trial end date.
Subscription pricing is subject to change with 30 days advance notice by email. Continued use of the service after a price change constitutes acceptance of the new pricing.
You may cancel your subscription at any time. There are no cancellation fees and no long-term contracts. Service continues through the end of the current billing period after cancellation.
If you need to pause your subscription temporarily (e.g., you're between transactions or temporarily out of your market), email us. We'll work with you on a case-by-case basis. We'd rather pause than lose you.

PropScored operates on a quality-first philosophy. We do not guarantee:
Lead volume depends on data availability, market conditions, and the number of property owners who pass our scoring threshold and respond to outreach. Some months may yield more leads than others. We will always communicate with you if volume is significantly lower than expected.
Our commitment: every lead we deliver to you has gone through our full scoring and outreach process and has confirmed motivation. We will never pad volume with unqualified contacts. If we can't find quality leads in your market in a given cycle, we'll tell you — not send you garbage.
When you sign up, we collect your name, email address, phone number, target markets, and brokerage. This information is stored in our CRM (Airtable) and used exclusively to operate and improve your service. We do not sell your personal information to third parties.
Lead cards contain property and contact information sourced from public records and third-party data providers. This data is provided under our data licensing agreements with those providers. You may use lead data to contact property owners about their real estate — you may not resell, redistribute, or use lead data for any purpose unrelated to real estate transactions.
We use Stripe for payment processing, Airtable for CRM, and Resend for transactional email. Your payment card data is handled exclusively by Stripe and is never stored on our servers.
We retain your account data for up to 2 years after cancellation for record-keeping purposes. You may request deletion of your personal data by emailing us — we will comply within 30 days, subject to any legal retention requirements.
By using PropScored, you agree to:
We reserve the right to suspend or terminate your account without refund if we determine you are using our service in violation of these Terms or applicable law.
As part of the PropScored service, we conduct automated outreach to property owners on your behalf, including: email sequences, direct mail, and ringless voicemail where the recipient has provided prior written consent. This outreach is conducted at your direction, using your markets and lead criteria, for the purpose of generating motivated seller leads for your business.
By subscribing, you authorize PropScored to conduct this outreach on your behalf and agree to indemnify PropScored for any claims arising from it. PropScored operates its outreach systems in compliance with applicable law. You are solely responsible for all independent outreach you initiate using PropScored-delivered data.
PropScored-delivered data includes Do Not Call flags sourced from licensed skip trace providers, reflecting DNC registry status at the time of data export. This is a point-in-time snapshot and is not guaranteed to be current. You are responsible for re-scrubbing phone numbers against the National DNC Registry before any outreach if more than 31 days have elapsed since data export. Suppressing DNC-flagged numbers before any solicitation-based outreach is your sole responsibility.
Once a lead is delivered to you — whether through a property owner responding to PropScored's outreach or through direct data delivery — any subsequent contact you initiate is entirely your responsibility. This includes live phone calls, text messages, additional emails, door knocking, or any other form of outreach. PropScored has no involvement in or control over client-initiated follow-up, and you are solely responsible for ensuring it complies with all applicable laws.
You agree to indemnify, defend, and hold harmless PropScored, its owners, operators, officers, contractors, and agents from and against any and all claims, demands, lawsuits, damages, losses, judgments, penalties, settlements, costs, and expenses — including reasonable attorneys' fees — arising from or related to:
This indemnification obligation survives the termination or expiration of these Terms for any reason.

PropScored is provided "as is" without warranties of any kind, express or implied. We do not warrant that the service will be uninterrupted, error-free, or that lead data will be complete or accurate.
To the maximum extent permitted by applicable law, PropScored's total liability to you for any claims arising from or related to these Terms or the service shall not exceed the total amount you paid to us in the 3 months preceding the claim.
PropScored shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits, loss of business, or loss of data, even if we have been advised of the possibility of such damages.
Some jurisdictions do not allow limitation of liability for certain types of damages — in those jurisdictions, our liability is limited to the fullest extent permitted by law.
PropScored shall have no liability to any third party — including property owners — for any outreach conducted by or on behalf of clients using PropScored's platform or data.
These Terms are governed by the laws of the State of Georgia, without regard to its conflict of law provisions.
Any dispute, claim, or controversy arising from or relating to these Terms or your use of PropScored — including any question of whether such a dispute is subject to arbitration — shall be resolved by binding arbitration administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules. The arbitration shall take place in Georgia and shall be conducted in English. Either party may seek injunctive or other equitable relief in a court of competent jurisdiction solely to prevent irreparable harm pending arbitration.
You agree that any dispute shall be resolved only on an individual basis — not as a class, consolidated, or representative action. You waive any right to bring or participate in a class action lawsuit, class-wide arbitration, or any other proceeding in which either party acts or proposes to act in a representative capacity. If a court finds this waiver unenforceable as to a particular claim, that claim shall be severed and resolved in court on an individual basis; all other claims remain subject to arbitration.
Either party may bring an individual claim in small claims court if the claim qualifies under that court's jurisdictional limits, without first proceeding to arbitration.
We may update these Terms from time to time. When we do, we'll update the "Last updated" date at the top of this page and, for material changes, send an email notification to active subscribers.
Continued use of PropScored after changes are posted constitutes your acceptance of the updated Terms. If you disagree with any changes, you may cancel your subscription at any time per Section 6.
