PropScored will actively source and score motivated seller prospects in the zip codes Hunter submits through propscored.com. For qualifying prospects, Hunter will receive lead cards including property details, estimated equity, motivation signals, and outreach status. PropScored will run automated outreach on Hunter's behalf and notify him when a seller responds positively.
Zip coverage and the corresponding monthly fee may be updated at any time by mutual agreement. The current fee schedule is reflected in the Fees section below.

A deal is considered PropScored-sourced if the seller's property address appears in PropScored's Prospects database at any point prior to or during Hunter's acquisition process. This applies whether contact was made through PropScored's outreach, Hunter's direct outreach, or any other means. PropScored maintains timestamped records of all prospects for verification purposes.
PropScored will provide Hunter with access to a shared prospect database updated on a regular basis. Hunter may export prospect data in CSV format for use in his own systems. Data is provided for Hunter's internal use only and may not be redistributed.
Monthly Retainer: Billed automatically via Stripe on the same date each month. A card on file is required to activate service.
Success Fee: Due at closing. PropScored will issue a Stripe invoice upon notification of a closing. Payment is also accepted via Zelle to 770-825-3606. Hunter agrees to notify PropScored of any closing involving a property in the PropScored system within 5 business days of close.
Both parties agree to keep the terms of this agreement confidential. Prospect data shared by PropScored is proprietary and may not be shared, sold, or distributed outside of Hunter's internal acquisition process. PropScored will not share Hunter's acquisition criteria, target zip codes, or deal activity with any competing investor.
